A $1m to $2m home isn't just a bigger version of a standard build. The joinery, the glazing, the pool and the way the house sits on the block all have to be resolved to a much finer level, and small mistakes are expensive and very visible. So the builder you choose matters more than almost any other decision you'll make.
Here's what we'd look for if we were in your shoes.
Anyone can show you a beautiful 3D render. Ask to see completed homes, and look closely at the details: how the stone meets the cabinetry, how the window lines up with the benchtop, how the pool edge meets the deck. Luxury lives in those junctions. Better still, ask whether you can walk through a home they've finished.
On many builds the person who sells you the home is never seen again. Ask who will actually be running your site day to day, and who you call when something needs a decision. At Optam you deal with director and registered builder Royce Beale from the first call to handover.
High-end homes often come with harder blocks: steep slopes, ocean views with wind exposure, acreage with no services, or a knockdown in an established street. Ask for examples of homes they've built on a block like yours, and how they handled it.
A low first quote that grows through variations isn't a saving. Look for a fixed-price contract with clear inclusions, realistic allowances and an honest build time.
Check the builder's QBCC licence and class online, confirm Home Warranty insurance will be in place, and ring at least two past clients. A good builder will be happy for you to do all three.
Our Endeavour home in Valdora wraps the pool around the living areas and looks straight out over the hinterland. You can see it, and our other recent builds, in our portfolio. If you're planning a luxury home on the Sunshine Coast, book a first contact call and we'll talk through your block and brief.
